We had a fantastic 5-night stay at Atchee House III! Our group of three was in town for the Desert Rats Trail Race, and this property served as the perfect home base. The huge, fenced backyard was a definite highlight – spacious, private, and equipped with a nice grill. It was the perfect spot to relax and unwind, especially after the race.

Inside, the house was comfortable with plenty of room to spread out. We were impressed with the kitchen; it was well-equipped with everything needed to cook healthy meals, a big plus for us.

Logistics were a breeze. Check-in couldn't have been smoother, and echoing other reviewers, communication from Kristy & Mike's team was excellent – prompt and helpful.

Overall, this was a truly great find – a comfortable, convenient, and well-managed property. We highly recommend it, especially if you're looking for great outdoor space, ample room to relax, and a fantastic kitchen!

Very pleasant stay. The house was comfortable, well equipped and very conveniently located to everything we needed for the week. The paw prints in the concrete in the back room was a nice touch.

Great place to stay. The back yard is huge and we would’ve spent more time there if we were staying longer. Safe neighborhood. 10-15 minute walk to downtown Fruita with good restaurants and coffee shop. Loved the place!

Great home in a nice neighborhood. The home was very cozy with lots of room and many different sitting areas. The back yard was beautiful and spacious with a large grassy area. Hosts were very responsive!

Everything was wonderful and the yard was exceptional for our dog. The bikes were a huge plus as well!

This place was a great basecamp for us (two couples). We were there 5 nights and had a couple days each of gravel rides and mountain bike rides. We were close to everything we wanted to ride, close to restaurants etc., and close to the bike shops. We were puzzled that there were a ton of large serving spoons but only 5 "eating" size spoons, but we're guessing they'll rectify that (we told 'em about it). Mattresses were a little too soft, per the four of us, but hey we slept ok from trashing ourselves on the bikes. We thought the kitchen was particularly great for hanging out in, with large central island. We would stay here again for sure.

We had an excellent stay at Atchee House. The well manicured back yard with large shade trees was a highlight for us. The house had everything we needed and was very clean and tidy. We liked being about to walk into town easily. The layout was perfect for our family, however it should be noted that the room with the queen bed is also the access to the backyard. We can’t say enough good things about this place. We have stayed at other properties of Kristy and Mike and are always very pleased. We plan to make this our preferred place when we return!

Wonderful stay!

We loved our stay at the Atchee House III! Walking distance to downtown Fruita with excellent coffee and dining options. Had everything we needed for a cozy long weekend, including a beautiful and spacious backyard for the dog. Lots do nearby as well! Check out Palisade for farm stands and the Colorado National Monument for a gorgeous scenic drive.

We loved our stay here. The location was great. It was very peaceful but we were also within walking distance to shops and restaurants in town. The backyard was so spacious and relaxing. The house was clean, well decorated and well appointed. We had plenty of space for our family of four and our dog. We’d love to stay here again if we’re back in Fruita.

We have stayed at several of Kristy & Mike’s properties. I think this one might be my favorite. We look forward to staying there again when we are in Fruita!

I looked for several weeks to find the perfect fit for our long weekend mountain trip. Located beautifully in Fruita, and so close to Palisade and Grand Junction this house provides everything you need. Quiet location, remodeled but maintains the historical value of the era. Comfortable beds, updated bathrooms, kitchen, large backyard for playtime and grilling. Very comfortable dining area. Living room area is large enough to comfortably seat 6 people and very large TV for movie night. This home lacked nothing. Book it, you won't be disappointed.

Amazing backyard! We stayed here for 1 week with our two dogs and they loved having this nice, big, shaded backyard for lots of Frisbee time. Location is close / walking distance to downtown, but quiet. TV in almost every room and wifi worked well, I took lots of video calls. Would stay again!

Great place, bigger than expected.

A perfect place for a group bike weekend. The house comfortably accommodated sleeping for 5 of us. The first floor had a spacious layout for the group. The large backyard was great for the dogs and hanging out around the fire pit. And the location, a 5 or so minute walk from downtown, was also great. Would definitely stay here again!

We loved this rental property. It was just like being home away from home. The bedrooms, kitchen, backyard and front porche were all you could ask for for our stay. Plenty of trail around Fruita to walk with my dog that appreciate the large backyard. Easy check in and out. Close to Palisade where we spent time at the Peach Festival, farmer market, and wine tasting at a couple of wineries. Definitely will book again!

This is a great little historic but modern cottage. They provided everything we could possibly need (including coffee grounds for the first morning before we could make it to the grocery). We really enjoyed ourselves.

This house is wonderfully appointed and in a great location. Walkable to Town, well cared for and the hosts were so easy to communicate with. We would definitely stay here again!

If you are considering booking this place just do it. One of the best vacation rentals I have ever been to and it leaves nothing to be desired.

We had a wonderful stay! Quaint, well detailed house within walking distance to the town center. Great backyard for soccer, frisbee with the dog and a great gathering place. Beds, sheets, pillows all very comfortable. Well stocked kitchen with up to date tools. We would definitely stay here again - great value. Thanks!!

Great place, close to downtown, super quiet area and the place was very clean. We loved the backyard, nice and private, which allowed us to enjoy the BBQ and fire pit and let the dogs run around. I can't emphasize how clean it was, the kitchen had had all the items we needed, TV's in every room. We enjoyed the short wall to downtown in the morning to grab some coffee and breakfast as well as taking the town beach cruiser bikes too.

This place is among the nicest we've stayed at. The space was spotless, communication was great, the location was perfect for us, the gear shed was handy, the beds were comfy, etc., etc., etc. Small details (a welcome basket, dog bowls, laundry detergent, TVs in each bedroom, ...) made things even better. This place was a perfect base for exploring the area!

This home was comfortable and functional. Three people can comfortably work in the kitchen at the same time. The home was comfortable for five of us. It has been nicely updated and well appointed. I was a bit concerned about my pet allergies since pets are allowed, but it was sparkling clean with no trace of past pets staying there. It’s conveniently located to beautiful natural areas for biking and hiking.

Kristy's house was perfect for our stay in Fruita. The place is super clean and well appointed. We loved the thought that has gone into a quality renovation of a very cute house with a fantastic back yard. Kristy was great to work with. We will definitely hope to stay here again on our next trip to hike and bike in Fruita!

AMAZING place to stay! Beautiful large, fenced in back yard for the pup, a locked shed to store our bikes and a very clean, homey feeling space to hang out. Welcome basket included and water/food bowls provided for the dog! Super clean, right by downtown Fruita and not far from our favorite bike trails! We will be back!

This house was perfect. I was tempted to extend our stay into the week as I really didn’t want to leave. The house is beautiful, very clean and decorated nicely. The backyard was perfect for our pup who loved running around all day. The king bed was comfortable and the enclosed front porch was great for drinking coffee once it warmed up. We will definitely be back to stay here as soon as we can!

Kristy's place was great and VERY clean! It is clear that the house was meticulously cleaned prior to our arrival. Kristy also left a thoughtful basket of goodies for our stay! The house was equipped with everything you'll need for your stay from a fully stocked kitchen to all the bathroom necessities. Also, the backyard is great and very private. I'd highly recommended Kristy's place for your stay in Fruita!

Kristy's place is so well done! All the amenities needed are there. Great backyard with firepit, grill, seating area, etc. Comfy beds and furniture. A short two block walk to downtown was perfect.

We had an amazing time at Kristy's place. The house looks recently remodeled - the beds, kitchen, bathroom and everything else was very clean and high quality. Our dog loved it too and we loved eating dinner in the backyard each night. Some of us worked remotely from the house while others explored Colorado National Monument and it was a great location for both. We'll definitely be back.

This property was in a great neighborhood within walking distance to downtown. Loved the welcome basket when we checked in-very nice touch, as that meant we didn’t need to go to the grocery until the next day. The backyard was ideal for our pups. There were also dog blankets, and dog bowls provided. The property was very clean. We only rented one bedroom, but this would also be ideal for a larger group, as there were two more bedrooms available that were closed off during our visit. Oh, and the king bed upstairs was so comfy. LOVED this place. Can’t wait to return.

I chose this property because of its size and relation to palisade and Moab. What a great home! I loved the kitchen/family room and backyard a lot. We brought our puppers and grilled at home one night. The wildfires and smoke was bad and made it hard to enjoy the surrounding areas, but we made the best of it and enjoyed the stay! We visited Colterris vineyard/winery as well as the local Grand Valley produce stands. One day we drove to Arches National Park and Canyonlands in Utah! Only an hour and half from the Airbnb. Highly recommend, will stay again.

This is the 2nd house we've rented from Mike and Karen. We have family that lives in Fruita so we come often. The house looked small but was large enough for us. Great location within walking distance of downtown Fruita.

This house is perfectly situated and appointed. There was no detail left unattended from the welcome basket, to the beautiful (and comfortable) design. So clean and fresh!! I was smitten with Fruita also. It's an adorable town with super friendly people. We had a busy week with hiking, national parks visits, lazy river tubing, and lots of wine tasting.
I would definitely come back as all of that is at the doorstep of this sweet accommodation.
