Great place for our group of mountain bikers! Quiet neighborhood but convenient location for accessing town and trailheads. The kitchen had everything we needed to cook, and the size/layout worked great for our crew. It was very clean and well kept and we enjoyed having the large, fenced in yard for our pups. We will definitely be back!

This was our second time at Black Bear IV. Everything worked out perfect. The home and yard were perfect for our family during or visit to Fruita. We were able to have family and friends visit during a wedding weekend.

Great home and location !
We thoroughly enjoyed our stay. We did misunderstand the description and thought there was a pull out sofa in a private office. It was actually a sofa bed in the main living area off the kitchen. They did change the description on their website as soon as we called and our family was able to work it out. Would use the house again. Lovely place.

5/5 stars, because the house is beautiful, well stocked and an incredible value, but it’s worth letting future guests know ahead of time that although many people will rent the house for the amazing mtb trails nearby, that the property doesn’t offer any sort of hose to spray off bikes after a ride (even after requested), and internet speed is quite slow for anyone wanting to share vacation pics/videos download was fair at approx 250Mbps, but upload was 8Mbps, so unable to upload some mtb videos to friends. Again, amazing value for a beautiful, well stocked house overall, deserving a 5-star rating for sure!!

This place is 100% as advertised and identical to the pictures in the material provided in the rental agreement. The place was clean. The furniture was new looking and comfortable. The kitchen was fully supplied with dinnerware, glass's, sliverware and cooking utensils. Enjoyed the backyard and the accomodations for the dog that came with us. Would vist again, and again!

Beautiful house, very spacious, as described. Felt new, everything was clean and we appreciated the welcome basket. Quick drive into downtown Fruita and easy access to Colorado National Monument and other amazing spots for hiking and biking. Would definitely stay here again.

Great location and home!!

The house common space is large and functional. It worked well for handicapped person. We especially liked the outdoor fire pit. We appreciated the short drive to the airport. Our repair requests were promptly filled. We didn't like that the rent was doubled for graduation weekend. We also would have liked to have some stores, restaurants within a comfortable walking distance with safe sidewalks.

Spent part of our Spring Break in Fruita to take in the trails and activities. Excellent home with all of the amenities, and centrally located to the National Monument and multiple trail systems for mountain biking and hiking. Would definitely book again.

Stay here!! Great house, great property, great location. Communication was awesome and everything involved with our stay was a breeze. Great fenced in yard for dogs. Close to walking paths. Close to Grand Junction and Palisades for day trips. Can't say enough good things about Black Bear and Kristy. If your heading to the Western Slope in CO this is the place to stay!!

Black Bear IV was absolutely perfect for our group of eight (two parents, three kids, and three partners!). The home was clean, spacious, and comfortable, and the outdoor space was the same. As important to us, the proximity to Colorado National Monument could not be beaten. Our only minor critique is that the loft area gets very warm on hot days. On one day, the smart thermostat reset to a default temperature of 78, making it too hot for our upstairs couple until well after sundown. We would definitely stay here again.

This is a great location for Grand Junction! Very close to lots of amenities! We stayed here with family and enjoyed the layout of the house and backyard for spending family time together. I would recommend this property to. those. who need a large space to host lots of guests!

This place was wonderful. It was clean and everything was so nice. The pillows were perfect. They texted us to let us know we could check in a bit early in the day. There was a basket of snacks and treats, that my kids loved. We used the gas fire pit. Everything was lovely, it made our trip.

We had a wonderful Christina’s and New Year’s Eve.
We had a small issue with one of the rooms which is colder than the rest of the house, but nothing to really worry about.

It was spacious and perfect for a family gathering. It was comfortable and well stocked. Convenient location for nearby mountain biking. Large garage to safely store bikes. We couldn’t have asked for more and hope to come back again soon!!

This house was perfect for our small teacher reunion. Lots of space for us to spread out. The back patio was relaxing in the evening. I would recommend this rental.

We were three older couples who travel together frequently and often stay at VRBO properties located around the world. This newer house located in a quiet neighborhood on the edge of Fruita was a great place for us. We had gone to the area because of the annual Peach Festival in nearby Palisade, Colorado. This house was just far enough away to ensure peace and quiet, yet was only a short drive to Palisade for the festival activities, Grand Junction for restaurants, or downtown Fruita for coffee. The four bedrooms with three separate bathrooms really fit our needs. All in our party agreed that the beds were very comfortable. The kitchen was well-equipped for light meals and the partially-covered patio with it's fire pit was a wonderful spot to hang out in the evenings. The double garage with the two separate remotes worked well for our two cars and made it easy to enter and exit the property. Self check in was flawless and the property had been spotlessly cleaned. Check out only required taking out the trash and starting the dishwasher. We would not hesitate to recommend this property.

We were so comfortable in your home. There was eight of us and three dogs. We enjoyed the kitchen and back yard with the fire pit. The beds were so perfect. Would love to know the mattress manufacturer. We had one issue in the kitchen and it was taken care of immediately. Everyone was so nice. We would give the property a 10!

Spacious home with plenty of room for extended family. Comfortable living space with nice layout. Open concept with kitchen, dining and living room adjacent to one another for easy conversation with each person in all areas. Bedrooms are equipped with comfortable beds with master being huge with large closet and master bath. Large garage to park two vehicles and spacious backyard. Location is minutes from I-70 in Fruita and 10 minutes from Colorado National Monument, a must see when here. A short drive to Grand Junction and its beautiful main street area. We thoroughly enjoyed our stay and will be back.

Had a great 3-night stay at this wonderful home. Spacious and open layout. Well supplied and thought-out. Perfect location for mountain biking in Fruita / GJ trails and Moab, canyonlands, and arches NPs.

We spent a week at Kristy's house in Fruita, and loved everything about it. The house is clean, well-stocked and large enough to provide privacy when you want it, and plenty of big open spaces to gather when you want to do that. It's easy to get out to the interstate, and it's far enough off the highway to be really quiet. Thanks Kristy, for making our week in Fruita such a great experience.

Wonderful stay at this beautiful property! Proximity to small towns in the area was perfect. Great recreation nearby. Very clean, management responsive and welcoming. We did ask for a fan as the upstairs Suite was very hot during our stay. Probably due to it's location above the garage. They delivered one promptly. Great area and property.

Kristy & Mike's property was the perfect gathering place for our family! We stayed here over 4th of July weekend and had almost everything we needed at the house or within driving distance. - Large gathering area with plenty of comfortable seating - Functional kitchen with all necessary appliances and lots of counter space - Back yard was great for the kids and the dog! We appreciated the extra chairs and table out there. - Two master bedrooms - So much storage in closets and the garage! We didn't need it all, but it was nice to have plenty of spaces to put things and make ourselves at home. - Spacious garage - Informative guest book: general info, community info, trail maps - Generous welcome basket full of goodies! - Plenty of linens and towels - Pet-friendly - Good WiFi

We had a great experience at the Black Bear. Everything was dialed and ready for us. The house was clean, had all the amenities and was spacious! The open living arrangement was great for hanging out together after riding all day. And the back yard- the gas fire pit is great! Spent a lot of time out there just hanging and grilling. Garage has plenty of space for storage too. Just an overall great time. I would totally stay there again. Thank you!

Great place to stay and spend time

Stayed here with my wife and two kids and friends with kids, plenty of room. Super clean, tall ceilings, great beds, and loved shmores by the fire pit with the kids. Close enough to town to ride the two cruiser bikes in for some Hot Tomatoes Pizza. Garage is very deep so we could fit our Acadia in it with four bikes off the back. Don't have to take the bikes off each time which is a nice plus.

Very clean modern house with a nice separated bedroom layout. Was great for a few friends to stay while mountain biking in the area. Large garage, easy to get to, easy check in. Everything was great.

The house looks just as great in person as it does in the photos. We really appreciated how clean the house looked and felt at check-in. The location was great for access to restaurants and coffee shops in town as well as Colorado National Monument and other hiking trails!

Great home for our family of 7. Very quiet neighborhood in a perfect location. Beds were very comfortable and the whole house was very clean. Thank you for the goodie basket and the Christmas tree and decorations made it perfect for our early Christmas celebration.

Impeccably clean rental. Wonderful location as we went to hike and bike and less than 15 minutes from both. The gas fire pit in the backyard is AMAZING and where we were each night. The fire ban for the last 4 months has been a real downer so when we discovered the fire pit was gas was a real treat. 5 stars!"

Very comfortable, clean home. Decent location - could ride bikes to downtown area of Fruita and within 10 minute drive of most of the popular mountain biking trails. Garage was large enough to fit bikes and gear.

Kristy's place was beautiful. Pictures do no justice. The house had everything we needed and more. The yard was spacious and just perfect all around for our two dogs. We truly enjoyed our stay. I didn't want to leave the next morning lol. The beds and couches were so comfortable. The house itself is very spacious and clean. A big plus for us was the living room, which had a big TV and every movie you can think of available. Kristy was welcoming and so kind to host us last minute. She responded quickly to all of our questions/needs. We absolutely loved this house. I STRONGLY recommend this gorgeous 2 story house to anyone needing a place to stay in the area. We will definitely be back on our next road trip.

Great place with wonderful amenities

We spent a week hiking and mountain biking during the day. Coming back every evening to Blackbear was a pleasure, with all amenities and several welcome touches. Spacious, quiet, with a nice backyard including fire pit, fast Internet, Blackbear was like our home away from home. Highly recommended!

This home was very welcoming, super clean and immaculate. We felt very safe there. With COV19 and the neighbored itself. The beds were super comfortable and plush , the master bathroom on the first floor was the go too bathroom. It felt like we had our own private spa. Loved the cool nights with the backyard gas fire

The space was great for our group!

The gift basket was a nice touch. Air-conditioning and very comfortable beds made for a very nice visit. We also got to bring our dog who loves playing in the large backyard.

We came out to Colorado to look for a house. Having only a couple days to do this was very stressful. Coming back to this house which was so comfortable after house hunting each day made the process so much more enjoyable! We could relax and spread out in the evening with our family. Just the perfect stay for us.

Traveling with young children, dogs and family this home was home for all of us with lots of room to separate to be on our own and lots of space to be together for meals & socializing. The area had lots of paths to ride the bikes provided, friendly neighbors and easy access to I-70 for connecting travels. We enjoyed it so much we considered extending our stay and the manager was exceptionally accommodating to make that arrangement. We also really enjoyed our visit to Moon Farms for the petting zoo, Barbie collection museum, parks and history.

We were here for a graduation at CMU. The accommodations we originally booked were canceled on us shortly before our stay but found this one in Fruita. House was brand new, nicely appointed and well equipped with plenty of room for our group. We enjoyed the big backyard and spent time hanging on the back patio. Easy drive into GJ (about 20 minutes to downtown) and access to Colorado Natl Monument. Would recommend.
