Kitchen will have a dishwasher, refrigerator, microwave, stove/oven with full size coffee maker, dishes, wine glasses, pots & pans, silverware - Plus some spices, coffee & filters, paper towels, trash bags, dish detergents to get you started! Bedrooms include high Thread Count Bedding, Down-Alternative Comforters, fluffy pillows and extra blankets. The bathrooms have towels, wash clothes plus toiletries to get you started including toilet paper, facial tissue, bar and hand soap, shampoo, conditioner and lotion.

Deposit Policy
Please note you are responsible for any missing or damaged items beyond normal wear and tear. Charges can also be incurred for smoking, pets, and cable or internet charges. Deposits are refunded within 10 days of checkout.

Great hosts!! They were very friendly. I read other reviews and saw that the beds were comfy… i am picky with my beds I sleep in but WOW were they comfy. Very clean, very spacious, and free of clutter. The location was perfect!
My friends and I went to Country Jam 2023 and it was only ever a 15-20min drive each time. You could walk to places nearby and drive I lay a couple min to get there.
I’d recommend this place to anyone! We hope to stay here again sometime.

The house is great and exactly what we needed. The kitchen is large and well stocked and made it easy for us to make meals. The location is great, really convenient to all the places we wanted to go. Really comfortable beds and multiple bathrooms made our stay great. Thank you to our great hosts!
Spices in the pantry, detergent for the laundry machine, and a surprise bbq grill! Much better appointed than many other location in the area where I have previously stayed. We make regular trips out to the area and are going to keep our eyes open for this spot to plan around future vacations.
House was a great location to downtown Fruita. Very comfortable with a nice large TV and well equipped kitchen. Very clean and comfortable beds.
Great house and host. Walkable to shops, food, and drinks. Quiet and peaceful. Easy drives to trailheads. Would stay again!
The five stars we gave go toward the “New Homestead” rental and the staff with Kristy/Mikes company.
We originally booked “Saddle Ridge Retreat”. Unfortunately the house was not what we expect. We were told the fireplace was usable (it isn’t) and the photos look a ton better then the place itself. I would tell the owners to update the furniture (it was all worn looking) and replace small appliances/utensils (they all look very used). We could not get the heat to work and the temps were down around 28°.
We reached out to Kristy/Mikes company and mentioned the heat issue. Their rep (Aly) I believe did not blow us off or treat us like we were the issue. She went to work finding us a place to go. Enter “New Homestead”
This property was great! Beautiful rehab with nice features, comfortable furniture and excellent location.
Kristy/Mikes company truly showed the spirit of customer service and ultimately saved our Christmas getaway!
