❤️ Efficient baseboard heating system and and "Evaporative Cooling System" - An Evaporative Cooler lowers the air temperature by passing outdoor air over water soaked pads and then pulling the cooled evaporated air into the home. Evaporative cooling systems can be used effectively in the dry desert air of Mesa County. Operating instructions are included in the home but does require a window or two to be cracked open to allow for circulation. This cooling effect will achieve similar home temperatures as other forms of cooling, however the air may feel more humid and be louder (due to the fan) than refrigerated air units.

Please note you are responsible for any missing or damaged items beyond normal wear and tear. Charges can also be incurred for smoking, pets, and cable or internet charges. Deposits are refunded within 10 days of checkout.

I came to Fruita for a girls weekend and just needed a comfortable place to sleep after a day of hiking and hotsprings, so this house was above and beyond perfect for us! I appreciated the communication before our stay and they were accomodating in helping me change dates when I realized I'd booked the wrong nights! Within minutes of arriving, we quipped that this was going to be an "immediate 5 star" place. The welcome basket was a nice touch, the beds were comfortable. The living room was cozy and perfect for hanging out. Honestly, we could't have found a better place for us!

Great space, location, felt like home.
This is a great spot, especially for bikers. The storage shed is secure and such a key amenity—makes it so easy to keep bikes safe without having to lug them inside. Being able to walk to town is a big plus too. We enjoyed the outdoor seating areas and propane fire-pits as well. We’d stay here again for sure.
Had a lovely week with the kids; everything we needed was here! Beds were super comfortable.
The house is located right across the street from a public park which has a weekly Farmers market every Saturday. It's super close to the downtown area. You can walk to the main street with a lot of food places. We loved the location and the house.
Great area to stay in for us to explore all of the local natural areas. The neighborhood is cute and quiet. The house was the perfect size for our family of 5 and two dogs.
Great place for a quick getaway up the monument. Good location for kids. It’s right across from a playground and very convenient to downtown.
Lots of towels, and even in the 100 degree heat, the AC worked well.
Wonderful hosts! They were very accomodating of our needs. A great value and THE PERFECT place to stay if you're geared more on the wandering side of adventure, as it's much more than a base camp but won't leave you feeling you're missing out on what you paid for.
