❤️ Efficient heating system and and "Evaporative Cooling System" - An Evaporative Cooler lowers the air temperature by passing outdoor air over water soaked pads and then pulling the cooled evaporated air into the home. Evaporative cooling systems can be used effectively in the dry desert air of Mesa County. Operating instructions are included in the home but does require a window or two to be cracked open to allow for circulation. This cooling effect will achieve similar home temperatures as other forms of cooling, however the air may feel more humid and be louder (due to the fan) than refrigerated air units.

Please note you are responsible for any missing or damaged items beyond normal wear and tear. Charges can also be incurred for smoking, pets, and cable or internet charges. Deposits are refunded within 10 days of checkout.

This home was perfect for our Fall Break week. Fruita is a darling town and this home is close to downtown but on a quiet street. The beautiful kitchen contained everything we needed and was easy to work in. The living room furniture was clean, new and modern. The beds were comfy with cozy linens. The bathrooms were also updated nicely. We used the grill a couple times - it worked great. The deck out back is a fabulous place to enjoy a drink and some sunshine. We loved having a double garage to pull our truck in at night and store our bikes. Everything was great. I would book this home again in a heartbeat.

We stayed 8 weeks and the house was great! Internet speed was really good - important to us since we were working remote. Loved the backyard for the dogs. During our stay, the host bought a large outdoor rug to help protect our dogs’ feet from the deck during the afternoon sun and heat. That really meant a lot to us and made the outdoor space even better than it already was.
The house was super clean and very well appointed. The kitchen had everything we needed to cook meals. Great having access to park in the garage too.
Loved the location! We maximized our time outdoors on weekends and loved the proximity to many great state and National parks. Super convenient to get to Grand Junction too.
Enjoyed the restaurants on the Fruita Main Street.
Highly recommend this house and the hosts!

This little gem is perfect for those with an adventurous spirit! Close enough to downtown for dinner or drinks; far enough out for quiet evenings at home.
The house was very well equipped with all the essentials and very clean.
The small touches made our trip - bike stand - bike theme - local trail maps.

We loved our stay at Cherry Pie Holiday III. The setup was great; it was comfortable with lots of space and everything was in excellent shape. Plus, the location was in walking distance to all things downtown Fruita. Big bonus: there were actually sharp knives for cooking—in our experience, that never happens at rentals. We enjoyed the backyard and deck as we battled it out for the title of corn hole champion. And we really appreciated the well-equipped cleaning and storage area for our bikes. The hosts were in touch with us regularly asking if we needed anything (we didn't). We'd definitely stay here again and highly recommend it!

Very nice home in a quiet neighborhood close to Grand Junction and Palisade with many opportunities to explore with many fun activities and restaurants. The home was very clean and well equipped and the beds very comfortable.

Great stay for a family of four and a dog. Everything that you could need. Super close to town, either a 2 minute drive or a modest walk for some of Fruita's downtown restaurants. Use of the garage was nice for bike storage. Would definitely stay here again.
Great house! Nice layout for families… space for all and the layout works well for hanging out or watching movies after the kids go to bed. Well stocked kitchen for making lots of different meals. Nice outdoor space and a bonus to have access to the garage. We’ll definitely be back!
