❤️Efficient heating system and and "Evaporative Cooling System" - An Evaporative Cooler lowers the air temperature by passing outdoor air over water soaked pads and then pulling the cooled evaporated air into the home. Evaporative cooling systems can be used effectively in the dry desert air of Mesa County. Operating instructions are included in the home but does require a window or two to be cracked open to allow for circulation. This cooling effect will achieve similar home temperatures as other forms of cooling, however the air may feel more humid and be louder (due to the fan) than refrigerated air units.

Bedrooms include new mattresses, high Thread Count Bedding, Down-Alternative Comforters, fluffy pillows and extra blankets. The bathrooms have towels, wash clothes plus toiletries to get you started including toilet paper, facial tissue, bar and hand soap, shampoo, conditioner and lotion.

Beautiful mountain views, beautiful comfy home! So close to downtown and every restaurant and coffee shop. Nice to be in the middle of the kokopelli and 18rd trail systems, while enjoying the farms right out the back door. An added bonus is we ate breakfast while watching the goats and chickens start their day each morning 🙂

The space is immaculate, well stocked, and very functional. On top of that, it was clean and private. The two car garage left plenty of room for our 4 mountain bikes and tools along with our pickup.
The location is 5 minutes away from downtown Fruita, where you will find great places to eat. It is only 25/30 minutes away from the Grand Junction airport and 20/25 minutes away from Grand Junction. You're close to Road 18, which is a great place for MTB. If you are willing to drive a little, you can go to Moab, about 1 hr 45min away.
10/10 would recommend.

The accommodations fit our family needs. We were here for the JUCO baseball World Series, and Fruita is only about a 15-20 drive from Grand Junction. Our hosts responded quickly when we needed assistance. And we especially enjoyed the kindness of our neighbors who gave us “freshly gathered eggs from their chicken coops”.
Had an amazing stay with my wife and two kids. This place is amazing and the host are also amazing. I have close friends in fruita and plan on seeing them a few times a year. I will always make this my first choice to stay. Everything was clean, hosts were amazing, and property was exactly what was described.
This home was perfectly located! With the country feel but close to town I couldn’t recommend this home more! The hostess was very accommodating and great to communicate with! We will definitely keep this place on our list to return!

We had such a great stay! The home was clean and fresh. We greatly enjoyed our peaceful time on the patio. The home was close to everything in Fruita and also close Colorado National Monument in Grand Junction and close enough to drive to Moab National Park. It was a perfect family vacation!
